Terms & Conditions

When booking, you are entering a binding contract with Westport Farm Cottages LLP, which is subject to these Terms & Conditions. References to ‘us’ & ‘ours’ refer to Westport Farm Cottages LLP and ‘you’ & ‘yours’ relate to the person making the booking plus all members of the holiday party. It is your responsibility to make all those members aware of our Terms & Conditions.


Prices: All prices are in UK pounds sterling. Price modifications for extras and discounts are made in respect of the base price of the holiday at the time of booking. Bookings are secured on receipt of deposit. 

Flexible Booking Options and Discounts: If you book a full week 12 or more weeks in advance you can choose between:                                                                                                                                                                                                                                                                                                                                                               a) Staged Payments where you pay 30% of the booking fee at the time of booking and the 70% balance no later than 6 weeks before the start of the rental period. (Timings are based on date of receipt of payment.) OR

b) Earlybird Discount where you make a single payment of the full discounted rate at the time of booking. 

Short Breaks of 2, 3, 4 or 5 nights (earliest start day is Saturday) in January, February and March can be booked as far in advance as you wish. Short breaks in any other months can only be booked 28 days or less before the start date. In all cases 2 night breaks cost 55% of the standard rate for that week; 3 night breaks 65%, 4 night 75% and 5 night 85%.

Booking: You need to be over 21 years of age at the time of booking, and have the authority & responsibility to accept all the conditions on behalf of all other party members. We reserve the right to refuse a booking.

Payment: We can take bookings by email or by telephone. You can make payment by online transfer or by cheque. 

Cancellation, Covid: - If you are unable to come on your booked dates because of Covid or other government restrictions, we ask that you let us know ASAP. During any restricted period you can roll your booking over to a new week provided that week is available. There is no charge for this and if you move to cheaper dates we will refund the difference. If you move to more expensive dates you will be asked to pay the difference before the start of your new stay. If you are not sure when you will be able to come you can roll your booking over to a date to be confirmed.

Cancellation, Regular: -If you cancel your booking more than 12 full weeks before the booked start date, we will retain 30% of the cost of your booking. If you cancel your booking less than 12 but more than than 6 weeks before the booked start date we will retain 50% of the amount you have paid us. If you cancel 6 weeks or less before the start date the money you have paid is neither refundable nor transferrable. We strongly advise that you purchase holiday cancellation insurance to guard against this risk.

Special needs and requests: Please satisfy yourself that the property is suitable for your needs, and tell us at the time of booking of any special needs and requests. We will respond to the best of our ability, but cannot guarantee that any special requests will be met. Please note the access information provided in respect of each cottage.

Website accuracy: We work hard to ensure the accuracy of our information, especially on our website. We accept no liability for changes, or for changes to amenities and local activities, including those listed in our literature. Distances are approximate.

Number of guests: Must not exceed that stated for the property except by prior arrangement if you are traveling with babies or infants. If it does, our insurance requires us to deny you access, or ask you to leave before the end of your holiday. If we do, we will treat your holiday as having been cancelled, and you will not be entitled to a refund or any compensation.

Arrival & Departure: Arrival time is after 2.00 pm on Saturdays (when you have booked in one week blocks) and departure time is before 10am the following Saturday. Please respect these timings as our cleaners need every minute of the changeover period in order properly to prepare the cottage for the next visitors. Please inform us if you expect to arrive substantially after the standard arrival time so we can make appropriate arrangements. Where possible, please call Andrew on 07790 200091 when you are a few minutes away so that we can be sure to have one of us in the car park to welcome you on your arrival.

Pets: Westport Farm is home to a range of stock and pet animals, many of whom are vulnerable to the enthusiasm of visiting pets who may not be used to farm animals. We welcome trained guide/assistance dogs at no charge. We also welcome well trained pet dogs who are used to farm conditions, providing they are never left unattended and are not permitted to climb onto beds or furniture. If you have a doggie crate for night time use, please do bring it. Regrettably, we cannot accept teething puppies/dogs without one.  A canine fee of £30 per week applies to permitted dogs which must be authorised during the initial booking process. Unfortunately, we can no longer accept cats.

Guests’ obligations to the property: Please keep all furniture, fittings, and effects both inside and outside the property in the same state of repair and condition as the start of the holiday. Loss, breakages and damage must be reported and will be charged. Please leave the property clean and tidy. Excess cleaning will be charged.

Guests’ obligations to others: Please behave considerately towards other guests, the owners and our representatives, livestock and property. Offensive, rude or dangerous behaviour cannot be tolerated. We reserve the right to terminate the stay without refund or any other liability if behaviour is unacceptable.

Gates: For the protection of the public and our animals, please ensure that whenever you open a gate on the farm you immediately close it behind you.

Smoking: Is not permitted indoors.

Access: You must allow us, or anyone representing us, access to the property at any reasonable time during your stay.

Complaints: Your holiday enjoyment is very important to us and we work hard to ensure it. You are responsible for telling us of problems, and giving us the opportunity to put things right. Complaints should be reported to us immediately. Complaints made on departure or subsequently cannot be entertained, and no liability accepted nor refunds due.

Liability: Personal belongings are the responsibility of guests themselves. Please use the safe in your cottage where appropriate and ensure doors are locked when you are out. We accept no liability for any accident, loss or damage to property or persons whilst on the premises. We will not be responsible for failure of services beyond our control.

Children: must be supervised at all times and should not be permitted to enter any field or enclosure, unless escorted by an adult. Our animals are protected by electric wire fences and while the canal is fenced it still presents serious risks to unattended children.

Cars: are parked at owners’ risk in our dedicated visitors' car park.

Cancellation and changes by us: Once we have issued an email Booking Confirmation we will do our best to ensure there are no changes to your booking. We undertake to inform you promptly if any have to be made. In the unlikely event we have to cancel your stay, we will refund all monies paid but will have no further liability or obligation.

Breaking Terms & Conditions: We reserve the right to repossess the property if you fail to comply with any of our Terms and Conditions. You will be required to leave the property and no refunds will be given nor liability accepted.

Personal details: We need your correct personal details (inc. mobile number & email address) when making a booking so that we can communicate with you about your stay. We may use cookies on our website and store your IP address in order to analyse the usage trends of our website.

Privacy: We take all reasonable steps to ensure the security of your personal data. We do not handle your financial details ourselves, entrusting this to the bank. We will not sell your details to a third party. We may automatically add you to our mailing list for occasional mailings unless you specify otherwise by unsubscribing.
